


I’ve called Northeast Florida home for more than 35 years and St. Johns County home for more than 25 years, giving me a perspective on this area that goes well beyond real estate. My professional background includes residential real estate, mortgage lending and experience in the homebuilding industry through business operations, sales and management.
That combination gives me a broad perspective on a real estate transaction, from the property and neighborhood to the contract, financing and decisions that happen along the way.
Today I work with buyers, sellers, people relocating to Northeast Florida and clients considering new construction. I believe good representation is about much more than opening doors or putting a property in the MLS.
It’s about understanding what the client is trying to accomplish, anticipating issues, explaining options, negotiating effectively, staying involved and helping move the transaction successfully toward closing.
And I believe the best client relationships don’t end at the closing table.
The model home is designed to sell the builder’s product, and the sales representative in the model works for the builder. That doesn’t mean buyers shouldn’t work directly with the builder’s team, but it does mean it’s valuable to have their own real estate professional involved from the beginning.
Ideally, I want buyers to contact me before their first visit to a builder or model home, since builder policies regarding Realtor representation can vary. My role can begin before you ever choose a floor plan and continue through closing.

Monitoring financing and appraisal
Preparing for closing
Remaining a resource after closing
The builder manages the construction.
The inspector evaluates the condition of the home.
The lender handles the financing.
The title company handles the closing.
My role is to represent the buyer’s real estate interests and help connect all of those pieces throughout the process.
